The free iCal format is sufficient for 1 to 2 properties with strict discipline. However, it has variable latency and does not allow for instant synchronization. Off-platform extensions (SMS, calls) remain invisible to this system.

Channel Manager / Light PMS

A channel manager or light property management system (PMS) allows for centralized updates and pricing rules. It reduces mental load starting from 4 to 5 properties. The monthly cost must, however, be integrated into your business model.

Time Zones and "Ghost" Nights

A "Sunday 11 AM" checkout can become Saturday night on an import if the intermediate tool normalizes to UTC without readjusting to Europe/Paris. Typical symptoms include: a night appearing free when it isn't, cleaning scheduled a day too early, or a smart lock code expiring before the actual departure.

To mitigate these risks, explicitly set the time zone in each tool, and display in your internal log "departure = calendar date X, time Y (Paris)".
