Tourist tax
Unclassified furnished let: 5% of the nightly price per person (decision in force in 2026).
Classified furnished let: from €0.80 (1 star) to €3.60 (5 stars) per person per night.
Plus the additional département tax of 10%.

Change of use
Paris is subject to prior change-of-use authorisation (French Construction and Housing Code, art. L631-7): letting a property that is not your main residence as furnished tourist accommodation requires authorisation from the town hall, sometimes with compensation.

National rules (France)
- Every furnished tourist let must be declared to the town hall. Once the national online registration service goes live (planned for Q4 2026), registration becomes mandatory in every municipality and the number must appear on every listing.
- Main residence: letting is capped at 120 days a year, which the municipality may lower to 90 days. A single guest may not stay more than 90 consecutive days a year.
- Energy performance: in mainland France the energy rating (DPE) must be between A and E; from 2034, between A and D (A to E overseas).
- Tax (micro-BIC, 2025 income): 30% allowance up to €15,000 of revenue for an unclassified let, 50% up to €77,700 for a classified let (€83,600 for 2026 income).
- Co-ownership: owners must inform the building manager (syndic) of the activity; new co-ownership rules must state explicitly whether furnished tourist lets are allowed or prohibited.
