Inside Airbnb periodically collects the listings published on Airbnb in three Belgian cities. It is the only quantified source on short-term rentals in Brussels.

Methodology

Sources, method and privacy

How to read these figures

Flanders: full register of accommodations declared to Toerisme Vlaanderen (daily export). Wallonia: offers published by the Commissariat général au Tourisme via the Pivot database, which do not cover the whole register. Brussels and the German-speaking Community do not publish their register.

Counted as short-term rentals: holiday homes and furnished lets, gîtes, B&Bs and rooms in private homes. Hotels, campsites and other collective accommodation are shown separately.

Manager: a contact (email address) linked to at least 5 accommodations in the Flemish register. Only the number of managers and their share are published.

Platform nights (Eurostat) cover Airbnb, Booking, Expedia and Tripadvisor; Inside Airbnb snapshots only cover Airbnb. Municipalities are the 2025 ones (565 municipalities after mergers).

Privacy (GDPR)

  • Only aggregates are published: no individual accommodation record.
  • A municipality is only shown from 5 accommodations (or listings).
  • Any sub-total of 1 or 2 accommodations is masked.
  • No name, address, email or phone number is displayed or downloadable.

Frequently asked questions

How many tourist accommodations are registered in Belgium?

The open registers of Flanders and Wallonia list 37,086 tourist accommodations, of which 34,758 are short-term rentals (holiday homes, gîtes, B&Bs, rooms). 452 municipalities are published in the observatory. Brussels does not publish a register.

Which Belgian municipality has the most short-term rentals?

Koksijde comes first with 4,190 registered short-term rental accommodations, i.e. 194.5 per 1,000 inhabitants.

Why are there no register figures for Brussels?

The Brussels-Capital Region does not publish its tourist accommodation register as open data. The observatory therefore relies on Eurostat platform nights and on listings collected by Inside Airbnb, and never shows a zero in place of missing data.

How many nights go through online platforms in Belgium?

Eurostat counts 13,436,892 nights booked via Airbnb, Booking, Expedia and Tripadvisor in Belgium in 2025.
