In Italy, article 13-ter of decree-law no. 145/2023 (converted by law no. 191/2023) creates the national identification code (CIN), assigned by the Ministry of Tourism through the BDSR database to tourist rentals and accommodation establishments; it must appear in every listing.

Method, sources and privacy

How the figures are computed

Official flows are used as published (year by year, month by month); the Milan and Cremona lists are counted by municipality and classification, without keeping any record.

“Tourist dwelling” = habitatge d’ús turístic (Catalonia), vivienda de uso turístico (Andalusia), vivienda turística (Valencian Community), plus rooms in the host’s home in Catalonia; in Lombardy: holiday homes and apartments, tourist rentals, B&Bs.

Density = tourist dwellings / population × 1,000 (INE, Padrón municipal; ISTAT for Italy). Eurostat nights cover all accommodation sold via platforms, hotels included.

A municipality page is offered to search engines with at least 20 registered dwellings, or at least 10,000 official nights in the latest year, published over three years and with a second indicator (non-hotel, foreign visitors or seasonality).

Privacy (GDPR)

  • Aggregates only: no names, addresses, owners or per-host data.
  • A municipality is published only from 5 registered establishments (or when its official flows are published).
  • Any sub-total from 1 to 5 − 1 (type, year, owners) is hidden; a share is computed only when each group has at least 5 establishments.
  • The sources’ statistical confidentiality (ISTAT “dato riservato”) is preserved.

Lombardy does not publish a complete regional register of tourist rentals. The observatory uses official nights for 881 municipalities in 2024 (ISTAT) and the establishment lists of Milan and Cremona.

Milano ranks first with 16,491,113 official nights in 2024.

How many nights are booked via platforms?
